Different Clients, Different Needs in Downe
Full renovators want one team across multiple trades with a single point of contact.
Owner-occupiers usually want lasting quality and a finish they're proud to live with.
Why Downe Properties Are Different
Chislehurst and Bickley properties are often larger with original period features worth preserving
Access & logistics: Bromley's residential streets often have permit-only parking. We arrange visitor permits in advance and discuss vehicle access for larger deliveries.
Seasonal tip: London clay beneath much of Bromley expands and contracts significantly with rainfall. This causes seasonal movement in period properties — we allow for this when fitting floors and hanging doors.
Common Considerations for Bromley Properties
- Edwardian and 1930s properties with picture rails and dado rails that need matching
- London clay soil causing seasonal movement that affects door frames and floorboards
- Basement conversions in larger properties requiring specialist damp-proofing knowledge
Ask any of our customers near Hayes Common what they value most about working with us, and you'll hear the same things: punctuality, fair pricing, and properly finished media & entertainment work. We don't believe those should be rare qualities — but in this trade, they often are.
How We Work — Our Media & Entertainment Process
From the first measure in Downe to handover, your media wall with fireplace project moves through these stages:
- 1
Free Home Survey
We visit your home, measure the wall, and discuss your vision — TV size, fireplace options, lighting, and storage needs. We confirm this stage with you before moving on, every time in Downe.
- 2
Bespoke Design
Our team creates a detailed design plan showing exactly how your media wall will look, including materials, colours, and dimensions. We photograph this stage so you can see the work even if you are out.
- 3
Framework & Build
We construct the timber framework, route all electrical and data cables, and prepare the structure for plastering. You get a straight update at the end of this stage.
- 4
Plastering & Finishing
The wall is plastered to a smooth finish, sanded, and prepared for painting or decorating to your chosen colour. Nothing at this stage is left to assumption on a Downe job.
- 5
Installation & Reveal
We mount your TV, install the fireplace, connect all electrics, and complete a thorough clean-up before the final walkthrough. We photograph this stage so you can see the work even if you are out.
Timings are confirmed in writing before the first day on site in Downe.

How far do you travel for media wall with fireplace from Downe?
Downe (BR1) sits well inside our regular working area. We cover Bromley (1mi), Orpington (5mi), Beckenham (7mi) and the wider London Borough of Bromley catchment without any callout fee. Most quotes are returned within 48 hours.
Do media wall fireplaces give off heat in Downe?
Most electric fireplaces include a built-in heater that can warm a room effectively. You can also use the flame effect without the heater for a visual feature during warmer months.
Can I choose the flame colour and effects in Downe?
Yes — most modern electric fireplaces offer multiple flame colours, brightness settings, and ember bed effects. Many also include ambient LED backlighting that you can control via remote or app.
Are electric fireplaces in media walls safe in Downe?
Absolutely. Electric fireplaces produce no real flames or combustion gases. We install them with proper ventilation gaps and use fire-rated materials in the surround for complete peace of mind.
What does a media wall with fireplace quote for Downe include?
Labour, materials, fixings, waste removal and VAT where it applies, all itemised. We price Downe jobs after seeing the property, so the figure accounts for access, parking around BR1 and the condition of what is already there.
Will media wall with fireplace suit an older property in Downe?
A lot of Downe housing is Edwardian semi and 1930s detached, where walls are rarely square and floors rarely level. We scribe and pack rather than force a fit, which is why media wall with fireplace in older BR1 homes needs measuring on site rather than ordering off a plan.
