What We've Learned Working Across Hayes
Bromley's mix of Edwardian semis and 1930s detached homes have well-proportioned rooms that suit premium fitted furniture and panelling
Access & logistics: Bromley's residential streets often have permit-only parking. We arrange visitor permits in advance and discuss vehicle access for larger deliveries.
Seasonal tip: London clay beneath much of Bromley expands and contracts significantly with rainfall. This causes seasonal movement in period properties — we allow for this when fitting floors and hanging doors.
Common Considerations for Bromley Properties
- Edwardian and 1930s properties with picture rails and dado rails that need matching
- London clay soil causing seasonal movement that affects door frames and floorboards
- Basement conversions in larger properties requiring specialist damp-proofing knowledge
Our team has spent countless days working on decking jobs around the High Street and Glades shopping area and the wider Hayes area. Every project adds to the practical, on-the-ground knowledge we bring to your home.

Decking Design
We create a design including dimensions, board direction, step positions, and any additional features like lighting or balustrades. Older Hayes properties often need extra care here, so we allow time for it.

The area is cleared, levelled, and prepared with a weed membrane. Concrete pads or adjustable pedestals are positioned for the framework. Older Hayes properties often need extra care here, so we allow time for it.
- 4
Framework Construction
A strong, level joist framework is constructed from treated timber, with proper spacing and ventilation for long-term durability. This is where the detail of your decking installation in Hayes gets pinned down.
- 5
Board Laying
Decking boards are laid with consistent spacing, secured with screws or hidden clips, and trimmed neatly at all edges. On decking installation jobs in Hayes this is where most of the questions get answered.
- 6
Finishing & Extras
Steps, fascia boards, balustrades, and lighting are installed. The deck is cleaned and any staining or oiling is applied. Materials are checked against the Hayes quote before this stage starts.
