What We've Learned Working Across Hayes
Biggin Hill and Downe have more rural character with some properties requiring careful access planning
Access & logistics: Bromley's residential streets often have permit-only parking. We arrange visitor permits in advance and discuss vehicle access for larger deliveries.
Seasonal tip: London clay beneath much of Bromley expands and contracts significantly with rainfall. This causes seasonal movement in period properties — we allow for this when fitting floors and hanging doors.
Common Considerations for Bromley Properties
- Edwardian and 1930s properties with picture rails and dado rails that need matching
- London clay soil causing seasonal movement that affects door frames and floorboards
- Basement conversions in larger properties requiring specialist damp-proofing knowledge
Hayes's position near Chislehurst Common gives it a distinctive character, and the homes here reflect that. We tailor our staircase renovation approach to suit — drawing on years of experience working in this exact area.

Frequently Asked Questions
How long does a staircase renovation take in Hayes?
Most staircase renovations take 3 to 5 days. Simpler projects like spindle replacement may take 1 to 2 days, while full tread-and-riser cladding takes longer.
What options do I have for spindles in Hayes?
We offer traditional timber spindles in oak and pine, contemporary square spindles, metal spindles in chrome and black, and glass balustrade panels for a modern look.
Can you renovate stairs without replacing the whole staircase in Hayes?
Yes — we can clad existing treads and risers, replace individual spindles, and fit new handrails without removing the entire staircase structure. It's faster and more cost-effective.
What does a staircase renovation quote for Hayes include?
Labour, materials, fixings, waste removal and VAT where it applies, all itemised. We price Hayes jobs after seeing the property, so the figure accounts for access, parking around BR1 and the condition of what is already there.
Will staircase renovation suit an older property in Hayes?
A lot of Hayes housing is Edwardian semi and 1930s detached, where walls are rarely square and floors rarely level. We scribe and pack rather than force a fit, which is why staircase renovation in older BR1 homes needs measuring on site rather than ordering off a plan.
Which streets and villages near Hayes do you cover?
