It has to be robust, quick to put right when it is damaged, and completed inside a void period that costs money every day it runs on. The specification decisions that suit a family home — a delicate finish, bespoke ironmongery, materials that need maintenance — are often the wrong ones here.

The common list is predictable: doors re-hung or replaced, damaged architrave and skirting sections renewed, kitchen doors and drawer fronts refitted, worktop edges made good, and locks and handles replaced. Scheduled together into one visit, this is far cheaper than sequential call-outs.
Specifying for durability

- Solid or engineered-core doors rather than hollow-core — they survive handling and hold ironmongery.
- Robust, standard ironmongery that can be replaced from stock in years to come.

- Timber skirting rather than delicate mouldings in high-traffic hallways.
Compliance-adjacent work
Fire doors, escape route doors and guarding on stairs are the areas where carpentry meets regulation. These need to be installed to specification and documented, and the requirements depend on the property type and tenancy arrangement — a fire risk assessment or the local authority is the right source for what applies.
Working around occupied tenancies
Where work happens with tenants in place, planning access, keeping the area usable at the end of each day and containing dust matter as much as the work itself. Agreeing that in advance avoids the complaints that follow otherwise straightforward jobs.
